Services

Everything between a survey and a set of keys.

Five service lines covering the full life of a redevelopment: sourcing and appraisal, physical works, modernisation, day-to-day project management, and advisory for investors who want the result without the site visits.

Scope

Taken individually, or as one turnkey package

Some clients ask us to appraise a single property. Others hand over a purchase and receive a finished, certified, tenanted home. The service lines below are designed to be combined.

01

Property Acquisition & Repositioning

We source distressed, vacant and under-market residential property, then test it properly before committing — feasibility, valuation and full renovation cost modelling, so the numbers are understood before contracts are exchanged.

  • Off-market and distressed stock sourcing
  • Condition surveys and feasibility studies
  • Valuation and renovation cost modelling
  • Repositioning strategy: resale, rental or hold

02

Renovation & Refurbishment

Full-scope refurbishment of tired housing stock — from structure and roofing through to the final coat of paint. Work is specified and signed off to UK Building Regulations or the relevant US local codes.

  • Structural works, roofing and damp remediation
  • Electrical and plumbing first and second fix
  • Insulation and energy-efficiency upgrades
  • Kitchens, bathrooms, joinery and finishing

03

Revamping & Modernization

Where a property is sound but dated, targeted cosmetic and functional upgrades unlock most of the value — including reconfiguring awkward layouts, extensions and conversions where the plan allows.

  • Cosmetic modernisation and re-specification
  • Layout reconfiguration for modern living
  • Extensions, loft and garage conversions
  • Kerb appeal, external works and landscaping

04

Project & Property Management

One accountable team from first site visit to handover: contractors engaged and coordinated, programmes held, budgets tracked, quality inspected and compliance signed off — then letting and maintenance once the works are done.

  • Contractor engagement and site coordination
  • Programme, scheduling and budget control
  • Quality control and compliance sign-off
  • Post-renovation letting and ongoing maintenance

05

Advisory & Turnkey Investor Services

For investors who want the return without the site visits: independent feasibility work, or a complete acquire–renovate–deliver package handed over ready to let or ready to sell.

  • Feasibility studies and deal appraisal
  • Acquire–renovate–deliver turnkey packages
  • Buy-to-let and buy-to-sell structuring support
  • Cross-border support for UK and US investors

Business model

Four ways we are engaged

The structure is agreed at the outset, in writing, with the responsibilities of each party set out clearly.

Buy – Renovate – Sell

We acquire the property, carry the works, and return a modernised home to the open market.

Buy – Renovate – Rent

The same works, held as a rental asset, with letting and maintenance managed on an ongoing basis.

Fee-based project management

You own the asset; we run the renovation — contractors, programme, budget, quality and compliance — for a management fee.

Advisory

Feasibility studies, cost modelling and deal appraisal as a standalone piece of work, with no obligation to proceed.

Standards

Built to the code of the country it stands in

Renovation work is specified, executed and signed off against UK Building Regulations in England, and against the applicable state and municipal codes in the United States. Permits, inspections and certification are treated as part of the programme — not as paperwork chased afterwards.

  • Scope documented before works begin
  • Licensed and vetted trades for regulated disciplines
  • Inspection points built into the programme
  • Certification and documentation handed over at completion
